Questions owners ask

Before you entrust the keys

Straight answers to the questions we hear most from owners abroad.

How do you screen tenants?

Every application goes through identity, income, credit, and rental-history verification, then is graded against criteria we agree with you in advance. You see the verified shortlist and approve the final selection — we never place a tenant you haven't accepted.

How does rent reach me if I live abroad?

Rent is collected in the Philippines and remitted to the account you nominate. Each month you receive a cash-flow statement itemizing income and expenses, and at year-end a report structured for tax purposes.

What does management cost?

The schedule has three parts — a one-time placement fee, a monthly management fee charged only on collected rent, and a renewal fee. Exact figures are confirmed in your management agreement before we begin, and nothing is charged outside it.

How will I know the condition of my unit?

Inspections run on a predefined schedule, inside and out, with photo documentation. You receive periodic condition reports, and anything needing repair comes to you with a recommendation and estimate before work proceeds.

Can you pay my dues and bills?

Yes. Association dues, insurance, and similar obligations can be paid on your behalf from rental proceeds, with every payment documented by invoice and receipt in your monthly statement.

What happens when a tenant moves out?

We inspect the unit against the signed move-in report, account for the security deposit, arrange cleaning and any repairs, re-key the locks, and put the property back on the market — so the vacancy stays as short as the work allows.
