These Terms of Use govern your access to and use of cebugrandrealty.com and its website features. The website is operated by Cebu Grand Realty Property Management Services, operating as Cebu Grand Realty (“CGR,” “we,” “us,” or “our”).

By accessing or using the website, you agree to these Terms. If you do not agree, please do not use the website. You must have legal capacity to accept these Terms. If you do not, use the website only through a parent, guardian, or other legally authorized representative.

1. Website scope

The website provides information and communication tools for property sales, rentals, pre-selling projects, seller and landlord services, financing guidance, property management, recruitment, market content, and related real-estate services in Cebu and nearby areas.

The website helps you browse, compare, inquire, request a viewing or video tour, ask for a valuation, contact an advisor, use available account features, or communicate with Sophia. Website content is not itself a brokerage engagement, reservation, sale, lease, property-management agreement, financing agreement, employment offer, or other transaction agreement.

2. Listings and property information

We work to present useful and current information, but property details can change. Availability, status, price, payment schedules, specifications, measurements, floor and lot areas, furnishings, features, association rules, taxes and fees, photos, videos, floor plans, maps, nearby places, completion dates, and other listing information must be independently confirmed before you rely on them or make a commitment.

A listing page may remain accessible for reference after a property is reserved, sold, rented, withdrawn, or otherwise unavailable. A “For Sale,” “For Rent,” “Pre-Selling,” “Featured,” or similar label is not a guarantee of present availability. Maps and location pins may be approximate. Calculator outputs and market comparisons are estimates only.

Information may come from owners, landlords, developers, cooperating brokers, or other third parties involved with a listing. Nothing in these Terms permits misleading advertising or removes any warranty, representation, buyer protection, consumer right, or remedy that applies under Philippine law. For subdivision or condominium projects, you should independently verify the developer, project registration, licence to sell, approved plans, and current project information with the developer and the Department of Human Settlements and Urban Development when applicable.

3. Inquiries, viewings, and separate transactions

Submitting a form, sending a message, saving a favourite, requesting a tour, receiving an automated or human reply, or discussing a property does not by itself reserve a property or create a binding transaction. Viewing and video-tour requests are subject to confirmation, the property owner’s or developer’s permission, safety and access rules, and actual availability. A displayed or assigned agent may be unavailable, and another qualified team member may respond.

A binding brokerage, reservation, sale, lease, property-management, financing, vendor, employment, or other transaction arises only when the relevant parties validly agree to its separate terms and complete any required form, signature, authority, payment, notarization, registration, or other legal formality. Those separate terms control that transaction. Electronic records and signatures can be legally effective, but a website inquiry or Sophia response is not acceptance of a transaction unless an authorized party clearly confirms that result in an appropriate separate record.

You are responsible for inspecting the property, checking title and authority, reviewing the applicable contract and disclosures, confirming approvals and costs, and obtaining independent professional advice appropriate to the transaction.

4. No guaranteed match or outcome

CGR does not guarantee that any property, price, financing option, developer, owner, landlord, tenant, buyer, seller, broker, vendor, or proposed transaction will meet your requirements or produce a particular result. Screening, shortlisting, valuation guidance, marketing, negotiation, viewing, and introductions reduce uncertainty but do not eliminate it. Decisions by owners, buyers, tenants, landlords, developers, lenders, regulators, and other independent parties remain their own.

5. Sophia automated assistant

Sophia is an automated digital real-estate assistant. It can provide preliminary information, help navigate listings and services, and route inquiries. Its responses may be incomplete, outdated, or incorrect and are not a binding offer, reservation, price, valuation, loan approval, eligibility decision, legal advice, or other professional advice.

Confirm material information, availability, negotiation points, and transaction terms with a human CGR advisor and the relevant owner, landlord, developer, lender, or other authorized party. Do not send government IDs, bank details, proof of funds, passwords, one-time passwords, or other sensitive documents through Sophia or an ordinary website inquiry unless an authorized representative gives you a secure, specific method.

6. Financing, valuation, and market information

Financing pages and conversations are general real-estate guidance. CGR does not approve loans or guarantee financing. Banks, developers, and other authorized financing providers decide eligibility, documentary requirements, rates, fees, approval, and final terms.

Website valuations, rental guidance, calculators, market updates, comparables, and investment commentary are informational and are not a formal appraisal or legal, tax, accounting, investment, lending, or financial advice unless a separate signed engagement expressly says otherwise. Consult the appropriate licensed or authorized professional before acting.

7. Property-management and landlord services

Website descriptions of tenant placement, screening, leasing, collections, deposits, inspections, maintenance, vendors, renewals, reporting, and handovers are service summaries. The signed property-management, leasing, or other engagement agreement sets the actual scope, fees, authority, approvals, responsibilities, handling of funds and documents, service standards, and termination rights for a particular property.

CGR cannot guarantee uninterrupted occupancy, timely payment by a tenant, absence of damage, a particular rental return, vendor performance, or a dispute-free tenancy. Nothing here changes duties or remedies in the applicable separate agreement or under law.

8. Your communications, accounts, and submissions

Provide accurate, current information and submit only material you have the right and authority to provide. Do not impersonate another person, misstate your authority over a property, submit malicious or unlawful material, or use inquiry and tour tools for harassment, spam, fraud, or unrelated solicitation.

If account, login, password-reset, one-time-password, favourite, or similar features are available, keep credentials and verification codes confidential, use reasonable security, and notify CGR promptly if you believe an account or code has been misused. You are responsible for activity you knowingly authorize, subject to applicable law.

You retain ownership of your original submission. You give CGR a limited, non-exclusive permission to receive, store, reproduce, reformat, and share it only as reasonably necessary to respond to your request, operate the website, provide the service you request, comply with law, or protect legitimate rights, in each case subject to our Privacy Policy and applicable law. This permission does not give CGR a broad licence to exploit private inquiries, identity documents, financial records, chat messages, or transaction documents.

9. Intellectual property and permitted use

The website’s text, photographs, videos, graphics, logos, marks, layouts, software, databases, and other material are owned by CGR or the relevant authors, owners, developers, listing providers, or licensors and are protected by applicable intellectual-property law.

We give you a limited, revocable, non-exclusive, non-transferable permission to access the website and use its content for your personal evaluation of CGR’s properties and services. Except where law permits or the rights holder gives written permission, you may not republish, sell, license, remove rights notices from, falsely attribute, or create a competing listing database from website content.

10. Prohibited conduct

You must not:

  • access an account, system, data, or restricted area without authority;
  • introduce malware, probe or bypass security, interfere with service operation, or damage or alter data without authority;
  • use automated tools in a way that evades access controls, materially burdens the service, harvests personal data, or republishes listings without permission;
  • misrepresent identity, authority, property details, availability, financing, or transaction terms;
  • infringe intellectual-property, privacy, confidentiality, publicity, or other legal rights; or
  • use the website for fraud, harassment, spam, unlawful discrimination, or any other unlawful purpose.

This section does not prohibit ordinary search-engine indexing, accessibility tools, security research expressly authorized by CGR, or uses permitted by law.

11. Third-party services and people

The website may link to or load maps, messaging services, social networks, video platforms, analytics services, financing providers, developers, cooperating brokers, and other independent services or parties. Examples include WhatsApp, Viber, Google Maps, OpenStreetMap, and social-media platforms. Their own terms, privacy notices, availability, and security practices apply when you use them.

CGR does not control an independent third party merely because it is linked, displayed, or introduced. You should review and verify the relevant provider and its terms. This section does not exclude CGR’s responsibility for its own statements, selections, instructions, data handling, or conduct where Philippine law imposes that responsibility.

12. Privacy and electronic communications

Our Privacy Policy explains how CGR handles personal data and forms part of these Terms for that purpose. Do not submit personal data about another person unless you have lawful authority and the submission is necessary for your request.

When you ask us to contact you, we may respond through the channel you provide for that request. A service inquiry does not require you to accept unrelated marketing. Marketing choices, unsubscribe methods, privacy rights, and chatbot data handling are described in the Privacy Policy.

13. Website availability and security

We work to keep the website useful and available, but internet services can be interrupted, delayed, changed, or affected by maintenance, faults, security events, third-party services, or circumstances outside reasonable control. We do not promise that the website will always be available, error-free, complete, or compatible with every device.

We may correct content, change or withdraw a feature, restrict abusive traffic, or suspend access when reasonably necessary for security, maintenance, legal compliance, protection of users or third parties, or enforcement of these Terms.

14. Liability and statutory rights

To the fullest extent Philippine law permits, CGR is not responsible for losses caused solely by reliance on property or market information that a user did not independently verify, temporary website unavailability, unauthorized user conduct, or an independent third-party service outside CGR’s reasonable control. CGR is not liable for indirect or consequential loss that was not reasonably foreseeable from website use alone.

Nothing in these Terms excludes or limits liability for fraud, gross negligence, willful misconduct, or any liability that cannot lawfully be excluded or limited. Nothing waives non-excludable rights or remedies under consumer, real-estate, privacy, intellectual-property, electronic-commerce, or other applicable law. Separate transaction agreements may allocate risks and remedies for their specific subject matter, but they remain subject to mandatory law.

15. Responsibility for misuse

To the extent permitted by law, you are responsible for reasonable losses and costs that arise directly from your unlawful use of the website, material breach of these Terms, infringement of another person’s rights, or intentionally false or malicious submission. This responsibility does not apply to the extent a loss was caused by CGR’s own act or omission or where the law provides otherwise.

16. Changes to these Terms

We may update these Terms to reflect website, service, legal, or operational changes. The current version and last-updated date will be posted on this page. Changes apply prospectively from the stated date and do not by themselves amend a separate transaction agreement already in force. If law requires another form of notice or consent, we will follow that requirement.

17. Philippine law, disputes, and general terms

These Terms are governed by the laws of the Republic of the Philippines. Before starting a formal dispute about the website, you and CGR may try in good faith to resolve it through the contact details below. This does not prevent either party from seeking urgent relief or using any court, regulator, consumer, privacy, professional, housing, or other complaint process available under applicable law.

If a provision of these Terms is unlawful or unenforceable, it will be applied to the maximum lawful extent or severed, and the remaining provisions will continue to apply. A failure to enforce a provision once is not a waiver of the right to enforce it later. A separate signed agreement controls if it expressly conflicts with these Terms on a specific transaction or service.
